After relocating a wall to make the room wider, Michael Nash Design, Build & Homes added his and her vanities, a large, glass-enclosed shower, a free-standing tub and a water closet.

Open Entertainment Plan 2014 COTY MERIT Award: Residential Kitchen $40,000 to $80,000

A client turned to Sonny Nazemian of Michael Nash Design, Build & Homes to increase the usable space in a traditional townhome and make it more conducive to entertaining. Nazemian created an open floor plan by removing a powder room and adjacent closet from the main living area and eliminating the bearing wall between the original galley-style kitchen and dining room. The result is a fresh, open space encompassing a functional, modern kitchen and new dining and living areas.

• The five-by-14-foot island offers multiple seating spaces for a buffet.
• The gourmet kitchen boasts commercial-grade, stainless-steel appliances.
• A butler’s pantry/bar is highlighted by a ledger stone wall and pendant lighting.

Something for Everyone 2014 COTY Grand Award: Residential Addition $100,000 to $250,000

To accommodate the needs of an elderly father, a homeowner approached Sonny Nazemian of Michael Nash Design, Build & Homes to add an in-law suite with a master bedroom, aging-in-place bath, private seating area and separate entrance to a covered front porch. The family’s two teens were also in need of additional space in their rooms and each got their own bathroom. Not to be forgotten, mom got the kitchen of her dreams with new appliances, plenty of counter space and a large center island.

Waterfront Retreat 2014 COTY Grand Award: Custom Home Over $1,000,000

Clients approached KohlMark Group to design a waterfront home on the ridge of a steep, heavily wooded site with spectacular river views 75 feet below. KohlMark created a unique timber frame structure utilizing natural materials including stone and wood, designed to evoke a park-like setting with water views on three sides. Two timber-frame pavilions flank the drive, creating a stunning entry feature and covered parking. A stone patio and covered timber frame porch enhance the home’s connection to abundant nature and wildlife.

• KohlMark carefully preserved trees, perfectly siting the structure for a tree house effect.
• Large windows capture unparalleled views on three sides of both water and unspoiled woodlands.

Enjoying the View 2014 COTY Merit Award: Interior Under $250,000

Though it overlooks a beautiful golf course, the layout of the previous kitchen in this home prohibited the owners from enjoying the breathtaking view. The Michael Nash design team removed partition walls that blocked the view and recalculated loads to allow seamless traffic flow and openness. The project also raised a sunken living room that was obstructing movement. Guests can now easily circulate through the gourmet kitchen, formal dining room, family room and living room.

• Maple-plank hardwood floors run throughout the new kitchen and dining room.
• The kitchen touts a chimney-style wooden range hood surrounded by leaded-glass cabinets.
• Custom brush-stroked white cabinetry throughout the space creates a timeless, classic look.

Relaxing Master Suite Oasis 2014 COTY Grand Award: Residential Addition Under $100,000

With the goal of aging in place, the owners of a 1990s home tapped Michael Nash Design, Build & Homes to create a new master suite. On the list of requirements: a large bedroom, seating area, walk-in closets and a luxurious master bath. Highlights of the 572-square-foot finished space include an expansive bedroom with a tray ceiling; a double shower with a heavy glass enclosure and bench; a double-wing vanity with gold-trimmed sinks; and a heated bathroom floor with glass-tile medallion.

• Decorative columns support an archway separating the bedroom and seating area.
• Exotic hardwood flooring and detailed trim provide a seamless connection throughout.
• An angled double-wing vanity features marble top and dark cherry cabinets.

Master Bath Redux 2014 COTY Grand Award: Residential Bath Over $60,000

In a dated master bath, the tub, toilet, shower, and sinks lined the periphery, leaving the middle of the room empty. “The sightline led to a point between two windows,” says designer Rosemarie Howe, who was hired to remodel the space. “I knew I would need something sculptural there. That’s where the design started.”

Working with Gilday Renovations, Howe designed a new bathroom with a soaking tub centered between the windows. Beige tiles were replaced by an expanse of marble for a timeless look.

• Floor-to-ceiling marble tile and trim around the windows.
• Lighting design eliminates shadows and subdues glare.
• Geometric marble “rug” design is centered under tub.
• Asymmetrical soaking tub appears weightless.

COTY 2013 Awards At a sold-out gala event on January 18th, the National Association of the Remodeling Industry (NARI) Metro DC Chapter announced the 2013 Contractor of the Year (COTY) Awards, given to a wide range of remodeling and custom-building projects in DC, Maryland, and Virginia. An independent panel of judges reviewed nearly 115 projects over three days to select the 2013 winners in 29 categories.
